City Requests Proposals for Downtown Property Redevelopment

The City of Rochelle is requesting proposals for the redevelopment of 410 Cherry Avenue, located in the heart of Downtown Rochelle. 

The property, which is nearly 4,000sqft of building space, is located in the Downtown & Southern Gateway TIF District and demolition/remodeling costs are eligible to be reimbursed through that fund.  In addition, the parcel is within the bounds of an Enterprise Zone.  Sales tax rebates on new construction materials may be eligible reimbursable expenses through the Enterprise Zone.  The property is also located within the newly created National Historic District.  The City of Rochelle is exploring the creation of a Business Development District for additional sales tax rebates.

Within the past few years, a small renaissance is beginning to take place in Rochelle’s Downtown.  New street lights are being installed with banners showing our new branding initiative and community pride.  Wayfinding signage is being installed in the Spring of 2019. 

Additional private investment is taking shape in the Downtown with numerous spaces coming alive with activity.  A new yoga studio, art gallery, boutique shops and the Kennay Farms Distillery are just a taste of what is to come.
